Cooler housing market means hidden gems available in Oakville

Two years ago, houses in Oakville, Burlington and Milton were selling like proverbial hotcakes.

If buyers didn’t make offers on a listing within a day or two of it being posted, and usually well over the asking price, they simply wouldn’t have a chance to make the deal.

The tables, however, have turned.

Prices are dropping across the Greater Toronto Area. Homes are being sold below asking and sometimes for hundreds of thousands of dollars less than they sold for just two or three years ago.

There are more homes for sale and buyers have more choice. This has led to homes, which seem appropriately priced, sitting on the market for not just weeks, but multiple months.

One such home, described as a “hidden gem” by online real estate company Zoocasa, has been on the market for more than four months, since May 3.

Located at 1134 Glen Valley Rd. in the West Oak Trails neighbourhood, near Upper Middle Road and Fourth Line, the two-storey detached home is priced at $1,465,900.

It has hardwood floors, a custom kitchen and large bedrooms.

The backyard deck has a built-in hot tub.

Last year, the house was on the market for $1.49M. It has been sold twice previously in the past, for $380,000 in 2010 and $489,000 in 2012.
